PSV weighs €400m stadium expansion financing
PSV are examining financing options for a proposed €400m expansion of Philips Stadion, having already spent €3.5m on consultancy work ahead of an expected permit decision this month.
PSV are developing the financial case for a major expansion of Philips Stadion, with the estimated €400m investment intended to be recovered through additional revenue generated by the enlarged venue. The Eindhoven club have already committed €3.5m to consultancy fees, while a decision on their permit application is expected by the end of October, with construction proposed between 2027 and 2030 subject to approval and financing.Explaining the demand underpinning the project, PSV stated: “Studies indicate sustainable attendance potential of 55,000 to 60,000 per match.”The stadium currently accommodates just over 35,000 spectators, with the preferred redevelopment expected to increase capacity to between 52,000 and 58,500, depending on the final design and allocation of space.PSV have sought permission for a maximum capacity of approximately 60,000, providing flexibility as decisions are taken on the roof structure, facilities and balance between ordinary seating and business accommodation. The project remains dependent on securing a financing structure that supports the club’s wider operations, with different options under examination before a definitive commitment to construction. The latest details emerged alongside PSV’s 2025/26 financial results, which showed a net profit of €6.6m and equity rising to a club-record €55m, marking their 14th profitable year in the past 15.Revenue exceeded €158m, down from €171m in the previous financial year, primarily because of lower income from European competition, while operating expenses reached €157m and the operating result remained positive at approximately €1m.Commercial income provided a stronger contribution, with sponsorship and hospitality revenue reaching a record of more than €46m and merchandise and licensing generating a record €12m.Those results provide context for the expansion’s emphasis on additional stadium income, with the proposed increase in attendance and business facilities creating opportunities to develop revenue beyond the existing venue’s capacity.PSV welcomed 880,000 visitors across 26 home matches during the financial year, while their paid membership initiatives also expanded the club’s direct relationship with supporters. The club separately invested approximately €24m in improvements across Philips Stadion and PSV Campus De Herdgang, including modernisation of dressing-room areas, business facilities and the North Stand promenade. The newly opened TenCate Stadion De Herdgang, serving PSV’s development and women’s teams, was financed entirely from the club’s own resources. The larger Philips Stadion project also requires coordination with Eindhoven’s municipal authorities over accessibility, safety and the surrounding neighbourhood, with PSV working on a mobility plan to accommodate increased attendance. The final capacity and delivery approach remain subject to further design work, including the possibility of phased construction, as PSV seek to translate identified demand into a financially sustainable expansion.
