Lech turn 2041 stadium deal into investment platform
Lech Poznań have extended their operating agreement for the city-owned Enea Stadion until 2041, giving the Polish champions the long-term control needed to secure external funding and continue upgrading the venue.
Lech Poznań have agreed a new deal with the City of Poznań to operate Enea Stadion until 2041, extending their control of the 42,000-capacity venue by another decade.The previous agreement was due to expire in 2031. Lech and their stadium management subsidiary, Stadion Poznań, will remain responsible for the day-to-day operation of the municipally owned facility.Poznań deputy mayor Marcin Gołek said: “We have concluded long but fruitful lease agreement negotiations. This extension initiative came from the club because Lech wants to invest in this venue to secure external funding, such as government funding or loans.“I’m not afraid to say that not only is Lech Poznań the best-managed club in Poland today, but the city-club relationship and Lech Poznań’s use of the stadium is the healthiest in our country. I’m proud of this and I want to thank them for it. May Lech win, may the city of Poznań win.”The longer lease gives Lech greater certainty when approaching banks, public authorities and other funding partners for future stadium projects.Lenders and grant providers generally require applicants to demonstrate control of an asset for a substantial period beyond the life of any proposed investment.Lech have operated the stadium since its reconstruction was completed in 2011. The venue subsequently staged three matches during UEFA Euro 2012, which Poland co-hosted with Ukraine.The stadium has undergone another renovation programme during the past 18 months, with capital expenditure approaching PLN20m.Work has focused on improving the facility’s infrastructure and supporter experience as Lech seek to increase the commercial value generated from matchdays and other events.Annual rent will rise from PLN600,000 to PLN2.1m under the new agreement, significantly increasing the club’s fixed operating commitment to the city.The extended term gives Lech more time to recover investment through tickets, hospitality, food and beverage, sponsorship and venue hire.Enea Stadion also stages concerts, comedy shows, exhibitions, corporate events and activities connected to Poznań’s marathon and half-marathon.That year-round programme is important to the commercial case for further upgrades, reducing the venue’s reliance on Lech’s domestic and European fixtures.The agreement follows Lech retaining the Ekstraklasa title and reaching the last 16 of the UEFA Conference League.Their sporting progress and long-term stadium control provide a stronger platform for Lech to expand revenue while keeping the venue under municipal ownership.
